At Auckland House Inspection Services, we go beyond the standard home inspection. Our inspection includes a range of specialised checks, many of which other companies may charge an additional fee or not offer at all. Here's what our clients receive in addition to the standard inspection: - A professional infrared (IR) thermal imaging scan, which helps identify roof leaks and areas of water intrusion that may be missed during a standard non-invasive moisture inspection. These scans also allow us to pinpoint areas of heat loss or gain, as well as critical installation defects that could impact the property's value. - Non-invasive moisture probing using multiple meters. - Drone footage of high or otherwise inaccessible roofs (weather permitting). - UV carpet scanning to detect soiling (important for everyone, but especially for families with kids). - A 360-degree video walkthrough for international clients, providing an immersive viewing experience that makes you feel like you're truly stepping into your potential new home. The best part? No extra costs with us! "The best part"... Hmm... I don't like the sound of it. It sounds cliche... again... Honestly, as we see it, when buying a home, the most important thing, the real advantage, is valuable additional information about the home's condition. Knowledge that allows you to make more informed decisions, negotiate prices more effectively, and plan maintenance more accurately. Agree? However, "at no extra costs" sounds good, as well :-).

INSPECTIONS - WHAT WE DO.
Our top priority is conducting a thorough inspection, not a rushed one. We dedicate sufficient time to carefully examine key components of the house and evaluate their condition. We will assess and report on the following:
1. Significant defects.

A significant defect is a specific issue with a system or component of a residential property that may have a significant, adverse impact on the property's value or pose an unreasonable risk to people.
2. Gradual deterioration.

Gradual deterioration of house elements might lead to expensive maintenance/repairs or total replacement of the component. For example, a poorly maintained old roof getting close to its serviceable life will require replacement. The buyers should be ready to budget for it; that expense shouldn't surprise them. If issues are noted, a specific inspection by a trade professional will be advised.
3. High risk weather-tightness areas.

Identifying a house's particular elements, applicator's faults, and warning signs are crucial when assessing the weather-tightness risk, especially in a dry season when moisture probing can't support findings. Weather tightness issues, in most cases, are expensive or very expensive to rectify. If issues are noted, a specific professional weather tightness inspection will be advised.
4. Ceiling leaks by scanning them with an IR camera.

In many cases, thermal imaging with an infrared camera can quickly and accurately identify a moisture ingress before any damage is discovered and becomes visible to the ceiling or wall lining. Finding a leak before damage to the structure will ensure less time and money will be spent on future repairs.
NOTE: Whilst during the course of House Inspections all due care is taken in respect of Thermal Imaging and Non-invasive Moisture scans, it is not practically possible to be certain that moisture-related problems do not exist, even though no thermal abnormality or elevated moisture readings were recorded during the inspection. Therefore, incorporating a Weathertightness Snapshot Inspection into your Thermal Imaging report is Extremely Important. It will point to architectural details and application/installation faults which have been identified as problematic with conventional/monolithic cladding allowing moisture ingress. Including them in the report could dramatically reduce your risk of buying a house with inherited moisture problems. We only perform infrared inspections from the inside of the home unless requested otherwise. LIMITATIONS: A thermal imaging camera cannot see through walls, nor does it detect moisture. The infrared camera detects infrared radiation, therefore the weather conditions, furniture presence or house temperature tampering could affect findings. 5. Moisture ingress by probing with a non-invasive moisture meter.

Moisture in envelope assemblies can damage the timber and affect the longevity of building components. It also can cause health problems. For example, an elevated moisture level on or inside a wall or roof assembly can lead to the growth of microorganisms such as mould and bacteria and infestation by insects.
6. Carpet soiling by urine stains by scanning it with UV light.

Pet urine contains ammonia can be toxic; it can harm your health, especially children playing near the floor! Cleaning might involve lifting the carpet to clean the backside, underlay and even a concrete under. Complete replacement is also an option.

Scope of Work and Terms of Trade
PLEASE READ CAREFULLY
The Auckland House Inspection Services inspection is a current condition, visual inspection of the conditions of the elements inspected on that particular day only. There is no guarantee against the failure of any inspected component or system. The report should be seen as a reasonable attempt to identify any Significant Fault or Defect visible at the time of the visual inspection rather than an all-encompassing report dealing with the home from every aspect. Reporting any fault or defect on an exceptional basis rather than reporting on items that are in acceptable condition for their age. Only areas and elements listed in the report were inspected. Our responsibility in this report is limited to the Client to whom it is addressed and to that Client only. We disclaim all responsibility and accept no liability to any other party. Preliminary reports***
Following an Inspection, the Auckland House Inspection Services may provide a "Preliminary verbal wrapping up" of the inspection's outcome to the Client by telephone or in person. We also supply the Client with the inspector's photos taken during the inspection. A "Preliminary verbal wrapping up" is intended to advise the Client of any significant concerns and risk factors regarding a specific property to provide the Client with a basic understanding of the overall condition of the property. Auckland House Inspection Services will also advise whether any recommended further inspections are required or recommended. Attention! Available for two weeks following the inspection day only.
Payment policy
Out of consideration for us providing you with the inspection and report, you agree: Payment is due on report delivery. Accounts not paid by the due date shall incur a late payment interest charge of 10% of the total amount owing for each calendar month the account is overdue, with administrative costs, legal fees and all debt collection costs added.
Cancellation policy
No fee will be charged if the inspection is cancelled up to 24 hours before the inspection is due to be taken. If the Client cancels the inspection within 24 hours of the scheduled time of the inspection, a fee of $200 plus GST will be charged. If the Client cancels the inspection on the date of the inspection, a full fee for the ordered inspection will be charged.
