GETTING YOUR HOME READY FOR A PRE-PURCHASE INSPECTION

Hello,

My name is Yuri. I hold a Bachelor of Engineering (B.E.), and, along with my partner, Natalia, who is a Certified Level I Infrared Thermographer, we have been helping homebuyers and sellers for over 20 years.

We will be inspecting your house on behalf of the buyers. With our extensive experience, we will do our best to ensure that the inspection proceeds smoothly without disturbing you or your cherished home.

         

Below, we have included some tips and suggestions to help you prepare your house for the inspection process.

INSPECTION PROCEDURES:

         

1. The inspection process, which includes moisture probing, is visual and non-invasive. We do not disassemble or relocate any components or systems. Only minor items may be moved to facilitate access to specific areas. Should any additional actions be necessary, we will always seek your permission as the owner or the agent present during the inspection.

      

2. Kindly ensure that all services, including electricity, gas, and water, remain connected. Additionally, please unlock all doors and gates throughout the property to allow for a seamless inspection process.

    

3. It is essential that access to the roof space and crawlspace beneath the house is unobstructed. This may require clearing storage areas or relocating vehicles from the garage.

     

Please note that if access is blocked by clutter, some inspectors may interpret this as an indication that the homeowner is attempting to conceal issues. Furthermore, if certain areas cannot be inspected during the initial assessment, a follow-up inspection may be necessary.

PHOTOS:

      

1. During the inspection, some areas of the house will be photographed. To maximise the appeal of your property, we recommend presenting it in its best possible condition. We also suggest addressing any hazards and visible signs of disrepair to enhance the overall impression.

     

2. To protect sensitive information from exposure in the Inspector's photographs, please ensure that valuables, security systems, and other sensitive items are either removed or covered from view. Alternatively, inform us of any specific aspects that need special attention when capturing the photographs.
