Inspect your house before the buyer does!
Prepare for questions and reduce the risk of last-minute, downward price negotiations. Avoid unexpected surprises and achieve a better price for your property with a pre-sale inspection from Auckland House Inspection Services.
An inspection of your property can help you sell it more effectively. Address any issues on the front end, rather than in the negotiation process. A Pre-Sale Report will also give you the ability to fix any problems and deal with any issues ahead of time, so there won’t be any nasty surprises.
All too often, a home inspection is performed as a final contingency of a sale. There may be very little time to absorb its impact. Any reported deficiencies that suddenly crop up at this crucial time often end up being deal-breakers.

Preliminary Moisture Scan ('plaster house' sal' ' ccelerhouse '' Non-invasive Moisture Scan and Report
Preliminary, multi-point, non-invasive moisture scan of a property, followed by a concise and easy-to-understand, room-by-room report.
It provides results for each room along with comments and an image of the highest reading for each room.
Non-invasive moisture readings are taken about every external wall in the house (200-400 readings on average), without leaving any marks or damage to the property.
It has already helped several homeowners sell their properties faster (via either direct sale, tender, or auction).
Many buyers hesitate about purchasing ‘plaster’ houses, a mixture 'n homes has become such a contentious issue. To help vendors break this market trend, we’re now offering an affordable preliminary moisture scan report, which vendors can use to help initially attract buyers to their property.
This report also gives vendors a ‘heads up’ on the results of potential buyers’ building in buyers. Vendors inbuyers'nshe option to address any noted issues, thereby eliminating disappointment if their house is rejected as ‘risky’ or if the d'a' ‘f'l's through’ d'al' f'llsresult' 'fdue'tolding repor'.
We understand that in most cases, vendors find these sorts of reports to be very costly and therefore leave them to potential buyers to undertake - an expensive mistake for many 'plaster' house owners, as they then lose control of the sales process or sale itself.
Our new inspection procedure and the use of new reporting technology, however, make this entire process very affordable, putting vendors back in control without a massive expenditure.
We can offer these reports for just $400.00 plus GST. This price covers a three-bedroom, two-bathroom, two-living-area home. From there, price increases are just $50.00 per room—a wise investment for those seeking a quicker and easier sale.
* You are required to notify and obtain the agreement of any tenants residing at the property to be inspected. The Tenant, Vendor, or Property Manager should be present at the Inspection.

Moisture Inspection and Thermoimaging
Non-invasive Moisture Inspection, including Thermo-Imaging Scan, where applicable.
This is a comprehensive Non-invasive Moisture Inspection, including a Thermo-Imaging Scan where applicable. It provides prospective buyers with an indication of the moisture content within the property.
Moisture is, unfortunately, a common problem faced by NZ home buyers. Moisture can ultimately pose a threat to a home's structural integrity and cause a variety of health issues for occupants. Testing for moisture intrusion is vital to determine the location and severity of any problem. If identified early enough, measures can be taken to prevent the problem from intensifying.
We check for the visible condition of ceiling, wall, and flooring for any indications of water damage or presence; water and mould stains; plumbing elements, wall penetrations (where possible) and security of its connections to the wall, sealing the shower screens with the water test, toilet connections, and any running water issues. Areas adjacent to the shower and bath will be scanned with a non-invasive moisture meter. Additionally, all window corners and door openings will be tested with a non-invasive moisture meter for moisture readings, followed by a random moisture scan of walls and ceiling. All suspicious and high-risk areas will be tested.
At the end of an inspection, a report outlining the property's condition, critical issues, and any necessary repairs will be emailed to you.
Identify potential moisture problems before you buy a property.
Auction - Inspection, and Report.
Bidding for a house at auction could be an expensive exercise for the buyer if all the checks and balances are carried out. Our Auction Report is a new way of sourcing information about the condition of the house to be auctioned. The report covers all aspects of the house (internal and external, as well as moisture testing) but is based on exception reporting. This means the report focuses specifically on issues found and only briefly covers the rest.
